| Recession is just a part of the cycle and is no doubt inevitable. This would be a good time to invest in real estate if one had the money. Not for flipping but for rental. So many foreclosures and so many people will move from owning to renting. We just don't have the investment funds and with everything so shaky we don't want to tie up what little extra we do have...just in case of the unexpected - job layoff, major expense (our AC/heat unit is on it's last leg), etc. | |

| Rental property is good in an appreciating market.....terrible in a downward one. And you have to have time to manage it properly. Couple that with the taxes, insurance and upkeep....and it ain't all that it's cracked up to be. I currently have one rental house, and granted, it was basically paid off by the people that are in it.....but it's a royal pain in the ass, and after costing out the income vs the outgo.....it hasn't been that lucrative. | |

| Yeah, those are all big negatives and part of why we won't be doing it now. There are some great deals out there now, though, if you could hold onto the properties long enough to see a turn around. Same with stocks....but the risk of stocks not going back up is greater than real estate's value returning. | |

| Probably after I retire, if I have enuf energy left, I may try some realty investing....but probably to 'flip". Put me in a "distressed" house in a good neighborhood for two months, and I'll add 20-30% onto it's value. | |

| So it's near midnight and I am up with a coughing fit. Guess I won't be able to skip the cough syrup tonight after all. It knocks me out but leaves me feeling kind of squirrelly. | |
